The product
What does DealValuator actually do?
You give it the numbers of a real-estate deal — as few as four — and a deterministic engine scores ten exit strategies from the same inputs, ranks them 0–100, delivers a BUY / HOLD / PASS verdict, and names what kills the deal in plain English. When a deal goes hard, the same record runs the project: budgets, schedules, draws, change orders, and shareable reports.
What does "deterministic" mean, and why should I care?
Same inputs, same answer, every time. No mood, no randomness, no model deciding your margin. When a lender questions a number, you can walk them from input to output — the arithmetic is stated, not generated. That is the whole trust model.
Is this investment advice?
No. DealValuator is analysis software — arithmetic on numbers you supply plus stated assumptions. It is not investment, legal, tax, lending, or brokerage advice, and not an appraisal. You verify every figure independently before acting; the Terms of Service spell this out.
Which strategies does it score?
Fix & flip, buy & hold, BRRRR, wholesale, wholetail, DSCR rental, short-term rental, build-to-rent, new build, and land — all from one set of inputs, all ranked against each other.
Do I need all the numbers to start?
No. Four numbers — purchase, rehab, ARV, rent — produce an honest first verdict. Everything you don’t enter uses stated engine defaults (7% vacancy, 40% operating expenses, standard financing), and the verdict sharpens as you replace defaults with real figures.
Your data & security
Can other users see my deals?
No. Isolation is enforced in the database itself, not just in the app: every table carries row-level security keyed to your organization, so a query from another account physically cannot return your rows — even if our application code had a bug, the database would still refuse. We verify this posture against Supabase’s security advisors and re-run the checks after every schema change.
Who can see a report I share?
Anyone holding that report’s link — that is the point of a share link. Links are long random tokens that are not listed or indexed, and each render shows only what you chose in the report composer. Deleting the deal kills the link. Nothing is shared until you share it.
Where does my data live?
In a dedicated Postgres database at Supabase (with authentication and file storage), delivered through Vercel. Data is encrypted in transit; passwords are hashed by the auth provider and never visible to us. Signups are additionally checked against known-breached password lists.
Do you sell my data or use it for ads?
No and no. Your deal data exists to compute your analyses and render the reports you share. Full detail is in the Privacy Policy.
Can I get my data out?
Any time, no ransom: deals export to Excel, CSV, and Word, and projects round-trip through a five-sheet Excel workbook. Account deletion is an email away and completes within 30 days.
The AI
Is the analysis AI-generated?
Never. The math is a deterministic engine. AI appears in exactly three places, and only as a drafter: pasting a listing drafts the worksheet inputs, photographing a receipt drafts a cost row, and one button drafts report prose around computed figures. Every draft is labeled, every draft waits for your approval, and the engine scores whatever you approve.
How do I know what the AI guessed versus what I entered?
One convention everywhere: solid ink is yours, dotted ink is a draft. Estimates arrive with a confidence tag and the reasoning behind them, and the report notes when its prose was drafted.
What happens to text and photos I submit to drafting features?
The specific content you submit is sent to Google’s Gemini API to produce the draft, and the Privacy Policy discloses this. Don’t paste sensitive personal information into drafting features — the deal doesn’t need it and neither do we.
Can the AI be wrong?
Yes — that is why nothing it produces takes effect without a person accepting it, why estimates are capped at stated confidence levels, and why the stress test exists to show you which numbers the verdict actually leans on. Verify estimates against real comps before offering.

What does Free actually include?
The full engine — every strategy, verdict, stress test, report template, and export — plus three active deals, a fully worked sample deal, and three AI drafts of each kind. Reports on Free carry the DealValuator mark. The math is never paywalled; paid plans remove ceilings, they don’t unlock arithmetic.
What am I paying for with Pro?
No ceilings: unlimited deals and scenarios, uncapped AI drafting, white-label reports with your name, logo, and colors on the cover, and priority support. $39.99/month, $31.99 billed yearly, cancel yourself in two clicks.
What is the Team plan?

Is there a contract or setup fee?
No contract, no setup fee, month to month. The first hundred accounts lock founding pricing for life.
